How to File
If you are a lawyer or a notary public approved to file electronic forms or would like to know more about our electronic forms, please see the Electronic Filing section of our website. There are three types of Property Transfer Tax returns:
- The green General Property Transfer Tax return is completed when NO exemption is being claimed. Before completing the return, please read the Instruction Guide for Completion of General, Special and Electronic Property Transfer Tax Returns.
- The blue First Time Home Buyers' Tax return is completed when the transfer includes a qualified First Time Home Buyer. Before completing this return, please read the Guide to the First Time Home Buyers' Program.
- The yellow Special Property Transfer Tax return is completed when claiming an exemption other than the First Time Home Buyers' exemption. Before completing the return, please read the Instruction Guide for Completion of General, Special and Electronic Property Transfer Tax Returns.
Most law firms and notaries have supplies of the tax return forms, or you can get them from any Land Title or Service BC-Government Agent office.
You can file the completed tax return together with the appropriate Land Title forms at a Land Title Office or have your representative (lawyer, notary public) complete and file the return on your behalf. Regardless of who completes the tax return, the purchaser must sign the certification portion.
